Acrylic Roof Coating on the Central Coast
Mau & Co applies acrylic roof coating over suitable existing roofs in Santa Barbara County and San Luis Obispo County. A site visit determines whether coating is an option for your roof.

What we do
- Cleaning
- Removing dirt, grime, and loose or failing material from the roof surface.
- Repairs
- Patching holes, open seams, and damaged areas before coating.
- Reinforcement
- Embedding reinforcing fabric between layers of repair sealant where needed.
- Coating
- Applying acrylic coating in separate coats over the prepared roof.
Acrylic roof coating
What acrylic roof coating is
Acrylic roof coating creates a layer over a compatible existing roof surface. The work includes cleaning the roof, repairing damaged areas, and addressing vulnerable details before the coating is applied.
On suitable roofs, coating keeps the existing roofing in place and can be an alternative to a new TPO or PVC roof. Whether it fits depends on the roof's condition, drainage, and repair needs.
Preparation
Preparation before coating
Dirt, failing materials, holes, and open seams are addressed before any coating goes on. We clean the roof, identify problem areas, and make repairs. Where reinforcement is needed, reinforcing fabric is embedded between layers of repair sealant. Repairs cure before the main coating is applied.
Recent project
Attached sunroom roof
The owner of an attached sunroom contacted us because the roof was leaking and wanted to address it without a full roof replacement. We cleaned off years of grime, patched holes and problem areas, and reinforced the repairs. After the repairs cured, we applied a first coat and then a second coat.

Assessment
Is your roof a candidate for coating?
Coating may be an option when the roof is structurally sound, the surface is compatible, and the damage can be repaired.
The assessment looks at the roof's condition, previous repairs, leak locations, and drainage. Areas that hold water matter when choosing a coating system.
Widespread deterioration, trapped moisture, damaged decking, or significant drainage problems may call for more extensive repairs or a roof replacement.

Process
How a roof coating project works
- 01Site visit and roof assessment. We look at the roof's condition, previous repairs, leak locations, and drainage to see whether coating is an option.
- 02Cleaning and repairs. The roof is cleaned, problem areas are repaired and reinforced where needed, and repairs cure.
- 03Coating application. The coating goes on in separate coats with drying time between them. Weather and roof conditions affect scheduling.
FAQ
Common roof coating questions
- Can you coat a roof that is already leaking?
- In some cases. The source of the leak is identified and repaired first. Coating alone does not fix every roof problem.
- How does coating compare to roof replacement?
- It depends on the roof. The extent of preparation and repairs needed determines whether coating is an option or whether replacement is the better fit.
- Can coating be used instead of a TPO or PVC roof?
- On some existing roofs. A new TPO or PVC roof is a different scope of work, and the assessment determines which applies.
- How long does the work take?
- It depends on the roof's size, cleaning and repair needs, drying conditions, and weather. Repairs cure and each coat dries before the next stage.
- Does a coated roof need maintenance?
- Yes. Periodic inspection, keeping drainage clear, and checking repair areas and transitions.
- Where do you work?
- Santa Barbara County and San Luis Obispo County, on California's Central Coast.
